Steps To Buying A Home | Bankrate.com

You've decided that it's finally time to buy a new home but just because you've made up your mind, doesn't mean you're ready. It's important to have an idea of what you should be doing as you count down to homeownership. To give yourself adequate time to search, start a financial file at least 6-months before you intend to make an offer. Gather up your 1099's and your last 3 year's tax returns, 3 recent paystubs, and a list of your liabilities and assets. Lenders are going to ask for these documents when it's time to get pre-approved for a loan. At the same time, you should be getting an idea of what kind of loan you're after. Bone up on the difference between 15 and 30 year loans and the cost of homeownership beyond the principle and interest every month. It's also a good time to talk to a lender about what you're closing costs and down payment will look like. This is also a crucial time to avoid dings to your credit score.

Holden Lewis, Mortgage editor, Bankrate.com: "There might be a cut off of say, 740 credit score, and you might go from 742 to 739. And that can make a big difference in fees you pay. How much of a difference? You know, it might amount to say, $10 a month or? 30. But over the course of 30 years that could really add up to thousands of dollars."

At five-months, it's time to put together your "wish list". Very specifically write down the qualities that you must have in your new home. This will help in the weeks to come.

When you have 4 months left, it's time to narrow your search. Start directly comparing properties for their price and features on that wish list. If your wish list is proving to be a little too long for your price range, figure out what features you can sacrifice.

When you're in the final three months, it's time to hire an agent and finalize your financing. Ask your agent to put you on an automated list, that way, when a property becomes available that meets your needs, it's send directly to your e-mail.

The last month is a crucial time so make sure everything up to this point is in order.

Holden Lewis: 'In that last month before you're going to make an offer on a house, just take another look at your finances. Do a double check. Find out if there is anything incorrect on your credit report. Find out your credit score and make sure your credit score is what you thought it was. And just make sure you have all of those financial records in order and right there at the ready to give to a mortgage lender."

Finally, it's time to make an offer. Make sure your offer includes details like the fact that you've already obtained financing and how soon you'll be ready to close. It's been a long road, but you're finally ready for closing day. For more home-buying tips, including what you should do to prepare for closing day, visit Bankrate.com. I'm Lucas Wysocki.

PORTO ALEGRE, Brazil (AP) ? Flames raced through a crowded nightclub in southern Brazil early Sunday, killing more than 230 people as panicked partygoers gasped for breath in the smoke-filled air, stampeding toward a single exit partially blocked by those already dead. It appeared to be the world's deadliest nightclub fire in more than a decade.

Witnesses said a flare or firework lit by band members started the blaze in Santa Maria, a university city of about 225,000 people, though officials said the cause was still under investigation.

Television images showed smoke pouring out of the Kiss nightclub as shirtless young men who had attended a university party joined firefighters using axes and sledgehammers to pound at windows and walls to free those trapped inside.

Guido Pedroso Melo, commander of the city's fire department, told the O Globo newspaper that firefighters had a hard time getting inside the club because "there was a barrier of bodies blocking the entrance."

Teenagers sprinted from the scene desperately seeking help. Others carried injured and burned friends away in their arms.

"There was so much smoke and fire, it was complete panic, and it took a long time for people to get out, there were so many dead," survivor Luana Santos Silva told the Globo TV network.

The fire spread so fast inside the packed club that firefighters and ambulances could do little to stop it, Silva said.

Another survivor, Michele Pereira, told the Folha de S. Paulo newspaper that she was near the stage when members of the band lit flares that started the conflagration.

"The band that was onstage began to use flares and, suddenly, they stopped the show and pointed them upward," she said. "At that point, the ceiling caught fire. It was really weak, but in a matter of seconds it spread."

Guitarist Rodrigo Martins told Radio Gaucha that the band, Gurizada Fandangueira, started playing at 2:15 a.m. "and we had played around five songs when I looked up and noticed the roof was burning"

"It might have happened because of the Sputnik, the machine we use to create a luminous effect with sparks. It's harmless, we never had any trouble with it.

"When the fire started, a guard passed us a fire extinguisher, the singer tried to use it but it wasn't working"

He confirmed that accordion player Danilo Jacques, 28, died, while the five other members made it out safely.

Police Maj. Cleberson Braida Bastianello said by telephone that the toll had risen to 233 with the death of a hospitalized victim ? he said earlier that the death toll was likely made worse because the nightclub appeared to have just one exit through which patrons could exit.

Officials counted 232 bodies that had been brought for identification to a gymnasium in Santa Maria, which is located at the southern tip of Brazil, near the borders with Argentina and Uruguay.

Federal Health Minister Alexandre Padhilha told a news conference that most of the 117 people treated in hospitals had been poisoned by gases they breathed during the fire. Only a few suffered serious burns, he said.

Brazil President Dilma Roussef arrived to visit the injured after cutting short her trip to a Latin American-European summit in Chile.

"It is a tragedy for all of us," Roussef said.

Most of the dead apparently were asphyxiated, according to Dr. Paulo Afonso Beltrame, a professor at the medical school of the Federal University of Santa Maria who went to the city's Caridade Hospital to help victims.

Beltrame said he was told the club had been filled far beyond its capacity during a party for students at the university's agronomy department.

Survivors, police and firefighters gave the same account of a band member setting the ceiling's soundproofing ablaze, he said.

"Large amounts of toxic smoke quickly filled the room, and I would say that at least 90 percent of the victims died of asphyxiation," Beltrame told The Associated Press by telephone.

"The toxic smoke made people lose their sense of direction so they were unable to find their way to the exit. At least 50 bodies were found inside a bathroom. Apparently they confused the bathroom door with the exit door."

In the hospital, the doctor "saw desperate friends and relatives walking and running down the corridors looking for information," he said, calling it "one of the saddest scenes I have ever witnessed."

Rodrigo Moura, identified by the newspaper Diario de Santa Maria as a security guard at the club, said it was at its maximum capacity of between 1,000 and 2,000, and partygoers were pushing and shoving to escape.

Santa Maria Mayor Cezar Schirmer declared a 30-day mourning period, and Tarso Genro, the governor of the southern state of Rio Grande do Sul, said officials were investigating the cause of the disaster.

The blaze was the deadliest in Brazil since at least 1961, when a fire that swept through a circus killed 503 people in Niteroi, Rio de Janeiro.

Sunday's fire also appeared to be the worst at a nightclub since December 2000, when a welding accident reportedly set off a fire at a club in Luoyang, China, killing 309.

In 2004, at least 194 people died in a fire at an overcrowded nightclub in Buenos Aires, Argentina. Seven members of a band were sentenced to prison for starting the flames.

Several years later, in December 2009, a blaze at the Lame Horse nightclub in Perm, Russia, killed 152 people after an indoor fireworks display ignited a plastic ceiling decorated with branches.

Similar circumstances led to a 2003 nightclub fire that killed 100 people in the United States. Pyrotechnics used as a stage prop by the 1980s rock band Great White set ablaze cheap soundproofing foam on the walls and ceiling of a Rhode Island music venue.

The band performing in Santa Maria, Gurizada Fandangueira, plays a driving mixture of local Brazilian country music styles. Guitarist Martin told Radio Gaucha the musicians are already seeing hostile messages.

"People on the social networks are saying we have to pay for what happened," he said. "I'm afraid there could be retaliation".

Sensory hair cells regenerated, hearing restored in noise-damaged mammal ear

Jan. 9, 2013 ? Hearing loss is a significant public health problem affecting almost 50 million people in the United States alone. Sensorineural hearing loss is the most common form and is caused by the loss of sensory hair cells in the cochlea. Hair cell loss results from a variety of factors including noise exposure, aging, toxins, infections, and certain antibiotics and anti-cancer drugs. Although hearing aids and cochlear implants can ameliorate the symptoms somewhat, there are no known treatments to restore hearing, because auditory hair cells in mammals, unlike those in birds or fish, do not regenerate once lost. Auditory hair cell replacement holds great promise as a treatment that could restore hearing after loss of hair cells.

In the Jan. 10 issue of Neuron, Massachusetts Eye and Ear and Harvard Medical School researchers demonstrate for the first time that hair cells can be regenerated in an adult mammalian ear by using a drug to stimulate resident cells to become new hair cells, resulting in partial recovery of hearing in mouse ears damaged by noise trauma. This finding holds great potential for future therapeutic application that may someday reverse deafness in humans.

"Hair cells are the primary receptor cells for sound and are responsible for the sense of hearing," explains senior author, Dr. Albert Edge, of Harvard Medical School and Mass. Eye and Ear. "We show that hair cells can be generated in a damaged cochlea and that hair cell replacement leads to an improvement in hearing."

In the experiment, the researchers applied a drug to the cochlea of deaf mice. The drug had been selected for its ability to generate hair cells when added to stem cells isolated from the ear. It acted by inhibiting an enzyme called gamma-secretase that activates a number of cellular pathways. The drug applied to the cochlea inhibited a signal generated by a protein called Notch on the surface of cells that surround hair cells. These supporting cells turned into new hair cells upon treatment with the drug. Replacing hair cells improved hearing in the mice, and the improved hearing could be traced to the areas in which supporting cells had become new hair cells.

"The missing hair cells had been replaced by new hair cells after the drug treatment, and analysis of their location allowed us to correlate the improvement in hearing to the areas where the hair cells were replaced," Dr. Edge said.

This is the first demonstration of hair cell regeneration in an adult mammal. "We're excited about these results because they are a step forward in the biology of regeneration and prove that mammalian hair cells have the capacity to regenerate," Dr. Edge said. "With more research, we think that regeneration of hair cells opens the door to potential therapeutic applications in deafness."

Emma Watson mistaken for child at airport

Ian Gavan / Getty Images file

By Gina Serpe, E! Online

In Hollywood, a youthful look is an asset. In the line at airport security, not so much.

It's a lesson Emma Watson found out the hard, somewhat embarrassing way, as the erstwhile "Harry Potter" star took to Twitter to reveal that a member of the TSA held up her recent holiday journey after being convinced that she was a child.

Make that, a very young child, in need of a parent to travel with.

Check out the first image from Emma Watson's Lancme In Love campaign

"Passport control: 'unaccompanied minor?' Me: 'sorry?' Passport control: 'where is ur guardian?' Me: 'I'm 22!!!!!!! #neverwearingabackpackagain."

Clearly, that particular agent wasn't a Hermione fan. Well, at least the Brit -- proving she's ever bit an adult on the current cover of Marie Claire, incidentally -- has a sense of humor about it.

Oops! Emma Watson's red carpet gaffe was one of the top 10 wardrobe malfunctions of 2012

Then again, she's had some practice, as it's not exactly an unusual occurrence.

"The really sad thing is that this is not the first time this has happened," she added.

Long live the youthful glow.

Check out some hot celeb airport style
